Reachability by region

Each region runs its own request from a different part of the world. A service can be up for one continent and down for another, which is usually the first sign of a routing or CDN problem.

What AppFolio does

AppFolio is cloud software for property managers and real estate investors, based in Goleta, California. AppFolio Property Manager runs leasing, accounting, maintenance and resident communication for multifamily, single-family, student, affordable, HOA and commercial portfolios, while Investment Manager serves investment firms. Residents pay rent and file maintenance requests through the FolioSpace Online Portal, so an outage reaches tenants and owners as well as office staff.

What an outage looks like

Staff see the login page hang, sign-in fail or two-factor codes arrive late, and pages that do load are slow. Many failures are narrower: lease and renewal PDFs that fail to generate or show an error, emails from Microsoft-integrated accounts that will not send, or a Virtual Assistant that stops replying. Residents may be unable to sign in to FolioSpace or submit a rent payment.

What to do about it

Open status.appfolio.com and find the matching group: AppFolio Property Manager, Payment Services, Tenant Screening, Communication Services and Customer Support each list their own rows. If voice two-factor codes are late, AppFolio has advised switching delivery to SMS. Residents should not pay twice: a FolioSpace confirmation email means the payment was submitted. Residents contact their property manager, not AppFolio, about portal problems.

Is it down for everyone, or just you?

If this page says AppFolio is up but it is not loading for you, the problem is between you and them. Run a check against any URL from up to 17 cities across three regions to find out where it breaks.

AppFolio outage FAQ

Is AppFolio down for everyone or just me?
Often only one part of AppFolio is down. Its status page splits about 30 rows into groups such as AppFolio Property Manager (Core Application, Login Services, Search, Reports, Listing Services), Payment Services and Tenant Screening, with separate rows for Customer Websites, the AppFolio.com Website and AppFolio Database APIs. A degraded Core Application row with green payment rows points to a partial outage rather than a problem with your account.
Does an AppFolio outage affect rent payments?
It can, and payments are tracked on their own. The Payment Services group has rows for Credit Card Processing, ACH Processing, Electronic Cash Payments and Outbound (eCheck & BillPayCheck) Payments. If you received a FolioSpace confirmation email, the payment was submitted, even if it has not cleared your bank yet. Do not pay again: AppFolio says stopping a duplicate payment means contacting your bank or card provider.
Why can't I log in to AppFolio?
Check the Login Services row first, because login problems are tracked apart from the rest of the application. Past incidents there include delayed SMS two-factor codes in July 2026 and a broken Forgot Password link on the Property Manager and resident portal login screens in August 2026. Residents who cannot sign in to FolioSpace should contact their property manager, which AppFolio's help page names as the contact for resident login trouble.
Does an AppFolio outage affect tenant screening?
Only if the screening rows are affected, since screening is a separate group on the status page. It lists Core Tenant Screening, Credit Reporting, Income Verification, Rental History and the criminal and landlord-tenant record sources, both bulk file and direct-to-source, as separate rows. A report stuck while the rest of AppFolio works points to one of these rows, so check them before asking an applicant to apply again.
Are AppFolio outages caused by its partners?
Some are. In August 2026 AppFolio said a partner was failing to deliver two-factor codes by voice call and recommended SMS in the meantime, and a September 2026 Virtual Assistant failure was fixed by a partner. AppFolio also posts carrier work in advance, such as AT&T network maintenance in July 2026 that could delay SMS. The status page carries a Stack Integration Partners row under AppFolio Property Manager as well.

How we measure this

  • We request AppFolio's public endpoint every 6 hours from Fly.io regions across six continents — the most recent check ran from 8 of them.
  • A region counts as down only when it gets no usable HTTP response. A 403 or 429 means the origin answered and refused us, which we report as blocked, never as an outage.
  • A single failing region is treated as probe noise. We only change the verdict when two consecutive cycles agree.
  • Response times average only the regions that actually served the page, so a timeout never inflates the number.
  • Where AppFolio publishes an official status feed we read it too. An all-clear from the vendor can soften an unconfirmed degradation; a vendor-declared outage only worsens our verdict when our own checks corroborate it.
